Make a security deposit receipt in three steps
- Enter the landlord or property manager as the sender and the tenant as the payer.
- Add one line such as “Refundable security deposit — 14 Oak Street, Unit 2, lease starting 1 November” with the amount, then set the date received and the payment method.

Why the deposit gets its own receipt
A deposit is money the landlord holds rather than earns. At the end of the tenancy the first question is how much was paid and when, and a receipt written on the day answers it without argument. Keeping the deposit on a separate receipt from the first month’s rent avoids any doubt about which payment was which.
Check your local rules
Security-deposit law is local. States and some cities limit how much a landlord may take, require a receipt or a written statement of where the deposit is kept, set a deadline for returning it, and in some places require interest. This template records the payment; your lease and your local law decide the rest.

What should a security deposit receipt include?
The landlord’s and tenant’s names, the rental property address, the amount of the deposit, the date it was received, the payment method, and a line saying it is a refundable security deposit for that tenancy. Many landlords also note the lease start date. Put the property and lease details in the item description and the notes.
Is a landlord required to give a receipt for a security deposit?
It depends on where the property is. Some states and cities require a written receipt, a statement of where the deposit is held, or both, and they set their own deadlines for returning it. Check your state’s landlord-tenant law before relying on this template alone.
Is a security deposit the same as rent?
No. Rent pays for a period of the tenancy; a security deposit is held against damage or unpaid rent and is normally returned, less lawful deductions, when the tenancy ends. Keep them on separate receipts — use the rent receipt template for rent payments.
Should the tenant sign the receipt?
The landlord or agent receiving the money should sign it. Print the PDF and sign it, and give the tenant a copy.
